Housing providers are facing a storm of costs pressures in 2023 including the 7% rent cap, high inflation and rising interest rates, plus pressure to accommodate ever more expenditure in your business plan (EPCC, CNZ, building and fire safety, enhanced planned maintenance and responsive repairs, estates regeneration, IT connectivity and data systems etc). Budgets are increasingly strained, many housing providers are forecasting minimal interest cover this year and the consequential risk of breaching a financial covenant is much sharper. Some housing providers are starting to look down the road and question their medium and long-term viability.
